We are excited to share with you our first Ocean Club Newsletter specifically designed to inform our owners, guests and tenants of important information regarding our beautiful Gulf Shore property.  In our newsletter, we will address a variety of issues and upcoming events in an ongoing effort to help you stay informed and keep the lines of communication open.  We have already received a variety of recommendations for improving guest services and policies are being amended to reflect some of those suggestions. We look forward to your input in future newsletters!

Noteworthy News

  • Mark your calendars and make plans to attend the Ocean Club owners’ meeting January 19, 2008!


  • Did you know guests at Ocean Club have special privileges at World Gym in Biloxi? Ask Bobbi Jo for details. Also, watch for an exciting announcement regarding tennis court access!


  • The Ocean Club Homeowners Association continues to explore opportunities to give the owners the best available rates on insurance coverage. This research includes the requirement that Ocean Club HOA have the amount of coverage needed when “bad stuff happens”. We will keep you informed regarding this ongoing task. 


  • Pet policy revised! Owners and long-term tenants (but not short-term tenants) will be allowed to have pets. There are very strict rules governing this policy so please check with our Presidian management team to clarify accommodations regarding your furry friends.


  • Our goal is to deliver the best experience possible for each guest, whether they are part of Presidian’s Rental Program or rent directly from the owner or third-party rental agency. With this in mind, Administrative Fees help allocate cost associated with delivering these services to owners not in Presidian’s Rental Program. Under a separate mailing this month, owners not in Presidian’s Rental Program will receive an invoice for all Administrative Fees associated with your unit(s) through the month of October.

Area News

As you may have read, Mayor Holloway vetoed the zoning change for the Tivoli project in East Biloxi which had been previously approved by the Biloxi city council. This action raises questions regarding how successful we may be in our efforts to secure casino zoning for Ocean Club. Some see the Tivoli action as a negative, but others believe it is a positive. Regardless of the spin, we are continuing to work behind the scenes to marshal support among Biloxi's city leaders.

Construction News

Roy Anderson Company, our contractor, has tested the patience of the developer, the HOA, and several owners in correcting some remaining punch list and warranty items. The developer and the HOA are keeping a close eye on RAC's progress to make sure every issue is handled properly. 

The RAC warranty department has assured us it will be attentive to new issues that arise and so far, has demonstrated increased responsiveness.  If any new problems arise in your dealings with RAC, please let Bobbi Jo or Greg Parrish know immediately. The following warranty and maintenance activities will take place in the upcoming weeks:

  • Mulching and the installation of pansies for winter color
  • Repair of runoff area and installation of sod on the west side of the main drive
  • Repair and recoating of the pool terrace traffic coating
  • Replacement of air conditioning filters for all units participating in the Presidian maintenance program. Furthermore, it is recommended all homeowners regularly replace air conditioning filters per the equipment manufacturer's recommended schedule.

Condominium Sales 

  • We are working diligently toward achieving our sales goals which will allow the release of lien from our lender for our phase two development site; however, sales have been slow through the summer and early fall. We continue with local and regional sales efforts and are pleased to announce our sales team has formed an alliance with a national real estate marketing group to present Ocean Club to Realtors and buyers around the country!


  • During October, the sales team stayed busy with tours of the facilities and participating in a “Condo Expo” and luncheon to educate our local realtor community on Ocean Club.  Additionally, three informative presentations were given to targeted groups of buyers visiting Biloxi from across the U.S.  We will continue our aggressive sales effort remaining hopeful to break ground on the amenities associated with phase two development next spring. We will keep you informed of our progress in this regard.   


  • Both the Presidian rental pool website, www.biloxioceanclub.com, and the Real Estate Condo sales web sites, www.oceanclubatBiloxi.com, have been redesigned and optimized in the past three months. This enhanced visibility will be ongoing.


  • Look for our ad in the upcoming issue of “Condo Owner” magazine!

Presidian Rental Pool Marketing Initiatives

Our Presidian marketing team has been working diligently to pursue a variety of venues to stimulate rental opportunities for the Ocean Club property.  We are pleased with our sales effort as we make huge strides, quickly approaching 50% of rental management agreements secured with long term tenants.   We are very excited to have these longer term guests, and they seem equally pleased with our service and accommodations.
